County Demographics Data

Population, age, race, income, and household data at the county level — what each metric means, its source, and how investors use it.

What Is County Demographics Data?

County demographics data describes the population characteristics of a U.S. county — including total population, age distribution, racial and ethnic composition, household types, educational attainment, and income levels. It is the foundational dataset for understanding who lives in a county and how the population is changing over time.

Key Metrics

  • Total Population: The number of residents in the county.
  • Median Age: The midpoint age of all residents; a younger median age often signals growth.
  • Population Growth Rate: Year-over-year change in population, indicating whether the county is expanding or shrinking.
  • Median Household Income: The income level at which half of households earn more and half earn less.
  • Diversity Index: A measure of racial and ethnic diversity, expressed as a percentage.
  • Educational Attainment: The percentage of adults with a high school diploma, bachelor's degree, or higher.

Primary Data Sources

County demographics data is sourced primarily from the U.S. Census Bureau's American Community Survey (ACS), which provides annual estimates for all counties. The ACS replaced the long-form decennial census and offers 1-year and 5-year estimates. Additional sources include the decennial census (conducted every 10 years), the Bureau of Labor Statistics for labor-related demographics, and the National Center for Education Statistics for education data.

How to Use It

Real estate investors use demographics data to identify growing markets with favorable age and income profiles. Home buyers use it to evaluate whether a county fits their lifestyle needs. Business researchers use population trends to forecast demand. Government planners use demographic projections for infrastructure planning, school districting, and grant applications.

Methodology Notes

The ACS 5-year estimates pool data over five years to provide reliable figures for smaller counties. Margins of error are published alongside each estimate and should be considered when comparing counties with populations under 65,000. CountyFlow presents the most recent ACS release and flags estimates with high margins of error.
